of the Willow Tree Center construction.

Location: New Berlin, Wisconsin
Architect: Zimmerman Architectural Studios
Duration: 10 Months
Scope: 360,000 Square Feet

Berghammer recently completed the construction of The Willow Tree Center. The facility, owned by Willow Tree Development and designed by Zimmerman Architectural Studios, is a 360,000 square foot distribution facility that will house the world headquarters, call center, information technology center, distribution, and fulfillment center of the online costume retailer and supplier, BuySeasons, Inc.

Working closely with the City of New Berlin, this new facility is built with “green” building concepts, which include a number of best management practices. Beginning in the preconstruction stage, LEED standards were incorporated in the building design which integrates measures that will reduce operating costs and increase the quality of life for BuySeasons’ employees. For example, high efficient fluorescent light fixtures, controlled by motion sensors, were used at the warehouse area to dramatically improve lighting efficiencies. 80/20 direct fired HVAC units also provide a slight positive pressure to the space to prevent cold air infiltration and achieve nearly 100% heating efficiency within the space. In addition, by drawing irrigation water from the retention pond, potable water for the irrigation system was eliminated and water usage was reduced by more than 50%.

Founded in 1999 as an Internet specialty retailer, BuySeasons’ flagship brand, BuyCostumes.com, is the leading online-only retailer of costumes and accessories. BuySeasons offers one of the largest assortments of costumes and party supplies for adults and children at any single location – online or offline. In addition, BuySeasons operates a private-label drop ship program for other Internet retailers looking to penetrate the fast growing costume and party supplies markets. BuySeasons, Inc. is a wholly owned subsidiary of Liberty Media Corporation (LINTA).

Sustainable Development
Sustainable development is a trend that is definitely here to stay. Berghammer has recognized our clients desire to incorporate alternative energy sources, reduce water consumption, minimize waste and enhance indoor air quality in the construction of buildings. These initiatives will reduce operating costs and will also improve human health by improving indoor air quality and reduce environmental impacts. Berghammer is committed to sustainable construction methods and techniques. We are a proud member of the Wisconsin Green Building Alliance. 100% of our estimators and project managers are LEED Accredited Professionals. Berghammer is the first general contractor in the Wisconsin marketplace to achieve this milestone. In addition, several members of our field management team are accredited.

Green Trucks
Berghammer recently purchased a brand new fleet of green trucks for our field superintendents. These trucks run on E85 fuel (a blend of 85% ethanol and 15% gasoline). This renewable source fuel, made from corn and biodegradable materials, is cleaner-burning. In addition to E85 fuel, the trucks also have active fuel management. This feature improves the vehicles efficiency by automatically shifting the truck from eight cylinders to four cylinders when extra power is not needed. Replacing our fleet with green trucks is another example of Berghammer’s continued commitment to sustainable business practices.

Berghammer recently completed The Willow Tree Center.

During the construction of this 360,000 square foot distribution facility, 4,000,000 cubic feet of dirt were moved. That's enough dirt to fill more than 127 Boeing-747 airplanes!

The building required 6,600 gallons of paint on the interior warehouse steel deck. This is enough product to paint the exterior of one hundred, 3,500 square foot, two story houses.
